Buyer representation
We represent buyers exclusively and personally, from the first conversation to the day you move in.
Overview
In a market with limited inventory and many off-market sales, the agent you choose decides what you see. Our buyers regularly preview homes weeks before they are listed, and sometimes buy homes that are never listed at all.
We start by understanding how you want to live: schools, commute, privacy, views, land, architecture and budget. Then we build a short list, tour with you in person or by private video, and do the homework that protects you, from insurance and permits to hazard disclosures.

How it works
Search brief
A conversation about how you live, followed by a written brief that guides every property we show you.
Curated tours
We preview homes first so your time is spent only on properties worth seeing.
Due diligence
Before an offer, we review disclosures, permits, insurance options and comparable sales.
Offer and negotiation
We structure terms that appeal to the seller while protecting your contingencies.
Escrow and move-in
Inspections, appraisal, loan and closing are managed day to day, with a move-in checklist at the end.

Why clients choose this service
See homes others do not
About a quarter of our buyer purchases last year were off-market (sample figure).
Clear-eyed advice
We will tell you when a home is overpriced, and when it is worth stretching for.
Protected at every step
Local knowledge of fire, flood, coastal and permit issues that out-of-area agents miss.
Remote-friendly
More than half of our buyers relocate from out of state, so live video tours and e-signing are routine.
Fees, terms and timing
Everything is agreed in writing before work begins. No surprises at closing.
- Compensation
- Agreed in a written buyer agreement before touring. Often paid by the seller, but not always, and we explain every option.
- Agreement term
- Flexible terms from 90 days, cancellable if you are not satisfied.
- Search timeline
- Most of our buyers purchase within two to six months.
- Financing
- Cash and financed buyers welcome. We introduce jumbo and portfolio lenders who know the area.
Frequently asked
All questionsYes. Under current industry rules, a written agreement is required before we tour homes together. It sets out our services and compensation clearly.
Absolutely. We run live video tours, send detailed notes and can complete an entire purchase remotely if needed.
Owners sometimes prefer to sell quietly. We share these with registered buyers whose search brief matches, under the owner's conditions.
