Carpinteria and Padaro

Beach houses on Padaro Lane and a relaxed town with the world's safest beach.

Carpinteria is a small, friendly beach town known for its gentle beach, and Padaro Lane, just to the north, is one of the most private oceanfront streets in California.

Padaro Lane runs between the railroad and the ocean for about two miles, and its homes sit directly on the sand. Buyers here pay for frontage, privacy, and one of the best point breaks in Santa Barbara County. Sales on the Lane are infrequent, and several each year happen quietly.

In town, Linden Avenue leads down to Carpinteria State Beach, and neighborhoods such as Concha Loma and the Beach Neighborhood offer cottages and family homes within walking distance of the sand. The Bluffs Preserve and the harbor seal rookery are local treasures.

For buyers from Los Angeles, Carpinteria is the first stop on the Santa Barbara coast, about 80 minutes from Santa Monica on a good day.
