Estates and gardens
Montecito is where Santa Barbara's great estates were built, first by Midwestern industrialists in the 1910s and now by families who want privacy, gardens and a village that still feels small.
Equestrian and private
Hope Ranch is a private, gated community of around 750 homes on the western edge of Santa Barbara, with its own beach, lake and a network of bridle trails.
Views and architecture
The Riviera climbs the foothills directly above the Old Mission and downtown Santa Barbara, and gives almost every home a view across red tile roofs to the harbor.
Beach town
Summerland is a tiny beach town of about 1,500 residents on the bluffs just south of Montecito, with a main street of antique shops, cafés and a laid-back feel.
Oceanfront and relaxed
Carpinteria is a small, friendly beach town known for its gentle beach, and Padaro Lane, just to the north, is one of the most private oceanfront streets in California.
Outdoor and family
The Mesa is a raised plateau on Santa Barbara's west side, bordered by ocean bluffs, Shoreline Park and the Douglas Family Preserve.
